WHEN IT COMES TO BUYING PROPERTY THERE ARE THREE IMPORTANT THINGS;
LOCATION, LOCATION, LOCATION AND BULGARIA HAS ALL OF THEM

As a Location, this beautiful country has so much of everything to offer. From the Black Sea Coast in the east to, top ski resorts located in the west. Bulgaria borders Turkey and Greece in the south, it has incredible nature, interesting cultural sites, health giving mineral springs, lakes, rivers, hunting, fishing, hiking, skiing, biking, motor cross, horse riding, tennis and the food is delicious and cheap. The cost of living is extremely low. Bulgarians are well educated and labour is cheap. They are friendly and tolerant of different religions and lifestyles and the quality of life is better in many ways than locations in western Europe. As for property, especially a little inland, it is still very cheap (in some cases less than £10,000 will get you a home with a quarter of an acre of land in a beautiful location). You will however, need to count on upgrading to UK standards.

Over the past two years property prices have been rising by 30% according to Novinite. The truth is that they have been rising even more sharply in inland locations and this year is no exception!

The majority of investors started investing in Locations such as Sofia, Varna and Bourgas several years ago. In 2004-2005 small investors started putting their attention on Borovets, Bansko (ski areas), and Veliko Tarnovo. Additionally the Locations of Yambol and Sliven attracted the attention of many Brits, who sometimes bought up whole streets in villages. This year, investment is also occurring in Locations such as Pamporovo, Plovdiv and Stara Zagora. Each year new areas of the country are being discovered and investors are seeing the potential of each new Location. Not only is there investment in residential property, more and more investors are looking at commercial and agricultural property as investment, particularly as more and more Brits are moving to Bulgaria and are making use of the opportunity to be at the beginnng of this emerging economy.

One of the attractions of Bulgaria as a Location is that it actually does have huge diversity, making it one of the most appealing countries to invest in. It is currently the cheapest property market in all of Europe (East and West). As of this year there will be more cheap flights landing in the Capital Sofia and the major coastal towns of Bourgas and Varna, making the country more easily accessible, then say, Phuket, Dubai, or the Caribbean; one can easily fly to Bulgaria and enjoy the weekend, recharge one's spiritual batteries and go back on Monday to face the fray with renewed energy (without having broken the bank)! Even better, just stay - and have your family and friends visit you!

We ourselves feel very (analytically) passionate about Bulgaria, so if you have questions or want to know more, please do call or e-mail us, we will be happy to talk to you about our favourite subject!

If you'd like to come visit, do come soon! The weather is now lovely, spring has sprung and it's definately much nicer than any other Location we can think of.

It is expected that prices will start rising again from April, particularly with EU entry so close. So, if you are thinking of buying in Bulgaria, don't delay. Click here now and browse the site.
